How To Check Land Record and Bhoomi Online?

Land records provide essential ownership and parcel information for agricultural and residential properties. These records are maintained by local revenue authorities in India.

Many states have digitized these manual records and made them available for online access via land record portals. This enables citizens to conveniently check details related to their property ownership, land measurements, valuation, encumbrances and crops. In this blog, we will learn how to check land record online through portals like Bhoomi in Karnataka and similar systems in other states.

Land Records Online Prerequisites Required

Before you can check land records online, ensure you have the following ready:

  • Details of the property like survey number, owner name, location etc.
  • Digital copy of identity proof like Aadhaar, PAN, Voter ID etc.
  • Mobile number linked with identity proof to receive OTP
  • Payment options if applicable like internet banking, cards, UPI etc.

Only landowners or authorized persons can access property details. Portals may require identity authentication via OTP for security. Some portals involve nominal charges for accessing records.

Search Property by Survey Number

Follow these steps to check land records online using survey number:

  • Visit the official land records website applicable for your state. For Karnataka, visit bhoomi.karnataka.gov.in
  • Select the appropriate option to search record by survey number or property details.
  • Enter survey number and corresponding details of village, taluk, district etc.
  • An OTP may be sent to the registered mobile number for identity verification.
  • On entering OTP, property details like owner name, measurements, map etc. will be displayed.
  • Review entire recorded data for the concerned survey number.
  • Search Property by Owner Name

You can also look up land records by providing the owner name in following manner:

  • On portal's homepage, select option to 'Search by Owner Name'.
  • Enter details like owner name, father/husband name, village, taluk, district.
  • An OTP will be sent to your registered mobile for authentication.
  • After entering OTP, details of all properties on that owner's name will appear.
  • Select the relevant survey number to access its complete land record data.

Download or Print Land Records

Once you have accessed the required land details on the portal, you can also download or print the records:

  • Look for 'Print' or 'Download' button at top or bottom of record display screen.
  • Select appropriate format - PDF, JPEG, e-Record etc.
  • Land record will get downloaded as per selected format.
  • Alternatively, take a print out directly from screen.
  • Download computer-generated encumbrance certificate for extra proof.

Online Payment of Fees

Some land record portals may charge nominal fees for providing access to digitized records, authority certificates etc.

  • Fees amount and payment options will be displayed on the portal.
  • You can pay directly through credit card, debit card, internet banking by providing relevant details.
  • Payment via UPI apps is also accepted on certain portals.
  • Payment receipt will be generated online upon successful fee payment.

Track Status of Mutation Requests

You can also track the status of pending mutation requests through land record portals:

  • Go to the mutation status tracking option on the portal.
  • Enter reference number or details of mutation request.
  • Portal will display current status as pending, approved, rejected etc.
  • Any additional documents or actions required from your end will be intimated.
